Hinged, pivot and the difference in what they demand

A hinged door carries its weight through hinges into the jamb, so the jamb and the surrounding structure have to be capable of taking it. A pivot door carries its weight through a floor pivot and a top pivot, which changes the load path entirely: the floor takes the weight and the head takes the alignment. That is why a pivot entrance is a structural conversation early rather than a hardware conversation late.

Pivot doors also behave differently in use. They can be made much wider and heavier than a hinged leaf, they sweep on both sides of the pivot axis so the clear opening is not the same as the leaf width, and they need clearance on the interior side that a hinged door does not. None of that is a drawback — it is simply information the layout has to accommodate.

Thresholds, water and the flush-sill question

Almost every residential client asks for a flush threshold, and almost every experienced builder pauses before agreeing. A flush condition removes the visual and physical break between inside and outside, which is exactly the point, but it also removes the simplest defence against water. Achieving it reliably requires drainage below the sill, a defined water path, careful membrane detailing and coordination with the finished floor levels on both sides.

The right time to have this conversation is while the slab, the deck and the waterproofing are still drawings. Once the substrate is poured and the deck is framed, the range of achievable threshold conditions has already narrowed considerably.

Entrance doors in light-commercial use

A commercial entrance is operated far more often than a residential one, and the hardware set reflects that: closers sized to the leaf, locking that suits how the space is opened and secured, and preparations for any access control the tenant expects.   1. Opening width and height, and whether a sidelite or transom is included
  2. Swing direction, hinge side and whether the door opens in or out
  3. Single leaf or pair, and the intended active leaf
  4. Hardware family: handle set, lock type, closer, and any access-control intent
  5. Threshold expectation, including whether a flush or low-profile condition is required
  6. Finish direction inside and out, and glazing intent for the leaf and surrounds
  7. Whether the scope is supply only or supply with installation coordination

Supply only or coordinated installation

Doors are supplied either as a unit for a contractor to set, or as part of a package where installation is coordinated as part of the project scope. Because the door interfaces with the floor, the waterproofing and often the finished threshold, the boundary between our scope and the builder's scope is defined explicitly before ordering.

Glazing, hardware and finish coordination

  • Hardware is selected as a set — handle, cylinder, lock, closer and any electric hardware — rather than piece by piece, so the finishes and preparations match.
  • Every preparation in the leaf and frame is decided before fabrication; late hardware changes usually mean a new leaf, not a new hole.
  • Threshold height, drainage and floor finish thickness are resolved together, because a flush threshold is a waterproofing decision as much as a door decision.
  • Glazing in the leaf, sidelites and transom is specified with safety-glazing requirements identified per lite.
  • Frame finish, hardware finish and any adjacent window framing are matched deliberately rather than assumed to align.
