Commercial storefront glass in Fort Collins: frontages, entrances and reglazing

Fort Collins storefronts range from century-old Old Town brick frontages to new retail, office and medical tenancies along the Harmony Corridor and Midtown. Gloria Glass plans storefront glazing for both: field-verifying the opening, specifying framing and glass, sourcing fabrication and coordinating installation on an agreed date — from our principal office in Littleton, with site visits scheduled in Fort Collins.

The short version

Gloria Glass handles commercial storefront glass in Fort Collins on a scheduled, planned basis: new aluminum storefront framing and entrance doors for tenant build-outs, custom frontages for non-standard openings, and reglazing of existing frames when a lite or insulated unit has failed. We do not operate a Fort Collins office or an emergency board-up service; we do measure on site, specify for the city's cold winters, and coordinate the installation so the frontage is closed and trading on the agreed day.

System-level detail lives on Storefront glass and entrances; everything else about the city is on the Fort Collins service-area page.

Applications

Where this work shows up in Fort Collins

  • Old Town retail and restaurant frontages

Ground-floor tenancies in older masonry buildings, where the opening is rarely square, the framing may be decades old and the sidewalk is the only access. Work is usually reglazing within retained framing or a new frontage set into the historic opening.

  • Midtown and Harmony Corridor tenancies

Newer retail pads, office suites and medical tenancies where the storefront is part of a tenant improvement. Framing, entrance doors and glass are coordinated with the general contractor's schedule and the landlord's frontage criteria.

  • Entrance doors and vestibules

All-glass and framed aluminum entrance leaves, sidelites and transoms — the part of a frontage that takes the most use and benefits most from careful hardware selection and a thermally considered vestibule.

  • Interior glazed frontages

Tenant fronts inside mixed-use lobbies and campus-adjacent buildings, detailed like storefront without the weather exposure and often paired with interior partitions in the same fit-out.

  • Planned reglazing and IGU replacement

Cracked lites and fogged insulated units replaced in existing framing once the opening is secured — verified on site first, because Fort Collins winters expose failed units quickly.

  • Custom and oversized frontages

Corner glazing, tall single lites, non-standard bay rhythms and frontages that have to meet existing masonry — planned around what can be fabricated, transported and lifted into the opening.

Project planning

Decisions to make before anything is fabricated

Reglaze the frame you have, or replace it

The first decision on any Fort Collins frontage is whether the existing aluminum stays. Straight framing with intact pocket depth and sound sills can usually be reglazed. Framing that is bent, corroded at the sill, or without a thermal break in a building that suffers winter condensation is often better replaced than reglazed — and that conversation belongs before quoting, not after fabrication.

Trading hours and sequencing

Retail and restaurant tenants keep trading while glass is fabricated. Field verification comes first, fabrication happens off site, and installation is a defined window agreed around your hours. Where an out-of-hours installation is realistic we plan for it; where hoisting, curing or an inspection makes it unrealistic we say so.

Landlord criteria and district review

Many Fort Collins tenancies sit under landlord frontage criteria, and buildings in the city's historic districts may be subject to exterior review. Those approvals should be confirmed by the owner or tenant before finishes and glass appearance are fixed, so nothing is fabricated to a specification that is later rejected.

Safety glazing locations

Glass in and beside doors, in low panels and in other locations the adopted code treats as hazardous must be safety glazing. Which lites in your frontage fall into those categories is confirmed against the applicable code and the project's requirements, not assumed from a general rule.

Glass and system options

What we specify for this scope

Aluminum storefront framing

Non-load-bearing aluminum framing carrying fixed lites, transoms, sidelites and doors. For a cold-climate exterior frontage we normally specify thermally broken framing; the Everest 38 000 / 39 000 storefront series we document publishes sections, glazing options and drawings for this kind of work.

Insulated glass makeups

Exterior Fort Collins storefront glazing is normally insulated for thermal performance. Low-e coatings, laminated makeups for retention and sound, and tint or clarity for how a display reads from the sidewalk are project-specific choices, confirmed with the fabricator for the actual unit being made.

Entrance systems and hardware

All-glass doors with patch fittings and rails, or framed aluminum leaves, each with closers, pivots or hinges, thresholds, locks and pulls suited to the door's traffic. Floor level across the swing and closer adjustment usually decide how a door feels more than the glass does.

Frontages set into masonry

Where a new frontage meets old brick or stone, the interface — flashing, perimeter sealant, anchoring and how the framing takes up an out-of-square opening — is detailed on the verified survey rather than a nominal drawing.

Site conditions

What Fort Collins changes about the specification

The coldest Front Range market

Fort Collins winter minima regularly run below the Denver metro's. Thermal bridging through non-thermally-broken aluminum, condensation at frame edges and movement across long exterior spans are resolved in the specification, not discovered in January.

Out-of-square Old Town openings

Century-old masonry openings are measured at multiple points for daylight size, out-of-square and floor slope through the door swing. Glass fabricated to a nominal drawing rarely fits one of these openings; glass fabricated to the survey does.

Sidewalk and alley access

Old Town frontages are usually reached from the sidewalk or a rear alley, which limits panel size and dictates when lifting can happen. Panel size and access are resolved together, early, because a lite that cannot reach its opening is an expensive discovery.

Altitude and sealed units

At roughly 5,000 feet, sealed insulating units fabricated at lower elevations arrive with a pressure differential that the fabricator plans for. It is a standard input to the unit specification, and it is why we confirm the fabricator's approach rather than assume a stock unit.

What to send for a Fort Collins estimate

Sending these with your enquiry is what turns a rough range into a comparable number. If something is not settled yet, say so — we will note what the figure depends on.

  • Photos of the full frontage from the street and from inside, plus close-ups of sills, corners and any damaged lites.
  • Approximate opening sizes and the number of bays, doors and transoms — exact dimensions are field-verified before anything is ordered.
  • Whether the existing framing is to stay, and any maker's mark or system name visible on it.
  • Door count, swing direction and the hardware you need: closers, locks, panic hardware, pulls.
  • Glass preferences you already hold: clear or tinted, low-e, laminated, any privacy or branding requirements.
  • Trading hours, delivery and lifting constraints, and any landlord or district approvals already in hand.

Coordination

How the work is run

  1. 01

    Send the frontage

Photos, rough sizes and your trading pattern are enough to open the conversation and confirm the work fits our scheduled, planned model.

  2. 02

    Field verification in Fort Collins

A site visit is scheduled from our Littleton office to survey the opening: daylight sizes, frame condition, pocket bite, floor slope, sill and sealant condition and access.

  3. 03

    Specification and proposal

Framing system, glass makeups, doors and hardware are specified from the survey and priced as a written scope, with the conditions that could change it stated plainly.

  4. 04

    Fabrication and installation

Glass and framing are fabricated to the survey by the fabricator while the frontage stays in service. Installation is coordinated for an agreed window and the frontage is handed back closed and operating.

The full sequence, from first contact to handover, is described on our process page. Architects, general contractors and property managers can find scope boundaries and what to send for pricing on the professionals page.

Frequently Asked Questions

Fort Collins questions we are asked

Does Gloria Glass have an office in Fort Collins?
No. Gloria Glass serves Fort Collins as a service area from its principal office in Littleton, Colorado. Site visits, field verification and installation are scheduled in Fort Collins; there is no local office, showroom or warehouse, and we say so rather than imply one.
Can an Old Town storefront be reglazed without replacing the aluminum?
Often, yes. If the framing is straight, the pocket depth is intact and the glass makeup can be matched, replacing one or more lites in the retained frame is the normal route. It becomes a replacement conversation when the frame is bent or corroded, when the original makeup cannot be identified, or when a non-thermally-broken frame is the root cause of winter condensation.
Do you offer emergency storefront board-up or same-day glass?
No. Gloria Glass works on scheduled storefront glazing: verification, fabrication and installation on an agreed date. If a frontage is open to the street now, secure it through a board-up or security contractor first, then contact us to plan the permanent glazing.
What makes a storefront “custom” rather than standard?
Anything that departs from repeating stock bays: corner glazing, oversized single lites, unusual bay rhythms, frontages that must meet existing masonry or a specific historic profile, or entrance configurations built around a particular hardware set. Custom work is planned around what can be fabricated, transported and safely lifted into the actual opening.
Is every lite in a storefront required to be safety glazing?
Not necessarily. Glazing in and adjacent to doors, in low panels and in other locations the adopted code defines as hazardous is required to be safety glazing; other lites may not be. Which lites in your frontage fall into those categories is confirmed against the code adopted in Fort Collins and the project's own requirements.
How do I get a Fort Collins storefront estimate?
Send photos, rough sizes and your trading hours through the contact form or by phone. We confirm the scope is a fit, schedule a field verification visit, and return a written proposal based on the opening that actually exists.
