Storefront condensation, seal failure or glass damage: how to tell them apart
A storefront panel that looks hazy, fogged or marked can mean several very different things, and they are not equally serious. This guide explains what to look for, how observing a panel over a few days narrows the possibilities, and where a remote description reaches its limit and a field inspection has to take over.

Three broad situations, one shared symptom
"My storefront glass looks foggy" describes at least three distinct conditions, and distinguishing them starts with location. Surface condensation on the room side of the glass forms on the interior face and is a response to indoor humidity meeting a cold surface — it wipes away, it comes back under the same conditions, and it tends to track with occupancy, weather and HVAC operation. Surface condensation or frost on the exterior face behaves the same way in reverse, appearing on cold mornings when the glass surface is colder than the outside air's dew point, and it typically burns off as the sun warms the glass. Moisture or haze trapped between the panes of an insulating glass unit is different in kind: it sits on an internal surface nobody can wipe, it does not respond to cleaning, and once present it tends to persist or worsen rather than come and go with the weather.
Watching a panel for a few days under different weather is often more informative than a single photograph. Does the haze wipe off with a cloth from either side? Does it clear as the day warms up, or does it stay through the afternoon regardless of sun? Does it appear only on cold mornings, or is it there in mild weather too? Those observations do most of the narrowing before anyone touches the glass.
What an insulating glass unit is doing
Most modern storefront glazing is an insulating glass unit: two or more panes separated by a spacer, with the cavity between them filled with dry air or an inert gas and sealed at the perimeter. A layer of desiccant inside the spacer absorbs residual moisture so the sealed cavity stays dry. "Seal failure" describes, generally, a breakdown of that perimeter seal that lets outside air and moisture migrate into the cavity faster than the desiccant can absorb it. Once the desiccant is saturated, moisture condenses on the inside faces of the unit — the haze or fogging that shows up between the panes and will not wipe away.
Seal performance and expected service life vary by manufacturer, spacer system and product, and none of that is something a guide can generalize into a single figure. What can be said generally is that seals are a wear item subject to age, thermal cycling, movement in the frame and manufacturing variation, and that their eventual failure is not unusual over a building's life.
Look-alikes that are not seal failure
Several conditions produce a similar visual effect without any moisture being trapped inside the unit at all:
- Coating damage. Low-e or reflective coatings can be scratched or degraded on an exposed surface, producing a patchy or streaky appearance that stays put regardless of weather.
- Chemical etching. Alkaline runoff from concrete or masonry work, harsh cleaning chemicals, or weld splatter can etch the glass surface permanently.
- Adhesive or film residue. Old signage, tape or protective film can leave a haze that looks like fogging until it is examined closely.
- Hard-water and irrigation staining. Mineral deposits from sprinklers or roof runoff build up in a pattern that follows the water path, not the whole panel.
- Cleaning scratches. Abrasive pads or gritty rags leave fine surface scratches that catch light and can be mistaken for internal fogging.
- Sealant migration. Perimeter sealant components can bleed onto adjacent glass, producing a stain near the frame line rather than across the whole lite.
Observation to likely category
The table below is a starting point for narrowing the possibilities, not a diagnosis. Confirming any of these still requires inspection of the actual panel and its frame.

Glass problem or framing problem?
Not every wet storefront is a glass issue. Aluminum storefront systems rely on weep holes, sill pans, gaskets and perimeter sealant joints to manage the water that inevitably reaches the frame in wind-driven rain. A blocked weep, a failed gasket, or a sealant joint that has opened up can let water into the building or pool at the sill without the glass itself being at fault. Distinguishing that from a glazing problem is a frame-and-drainage inspection, separate from an assessment of the glass unit itself. Signs that call for prompt attention
Most condensation and haze conditions are cosmetic and can be scheduled at a reasonable pace. A smaller set of conditions is worth acting on sooner: cracked glass in a door lite that people push against, glass that looks loose, displaced or improperly seated in its frame, or breakage that appears to have happened with no obvious cause. None of these should be treated as cause for alarm on their own, but they are worth a prompt scheduled assessment rather than waiting.
Why a fogged unit is usually replaced, not resealed
In most planned commercial work, a confirmed insulating glass seal failure is addressed by replacing the unit rather than attempting to reseal or re-gas it in place. The original seal, spacer and desiccant are manufactured and factory-tested as an assembly; a field repair does not reproduce that. Confirming that replacement is actually the right course — rather than one of the look-alikes above — is done by inspecting the panel, checking which surface the haze is on, and reviewing the frame and drainage details around it.
What helps an assessment move quickly
- Photographs from both inside and outside, in normal and raking light
- When the haze or marking first appeared, and whether it changes with weather
- Interior humidity conditions and any obvious moisture sources nearby
- The building's age and the glass unit's age, if known
- Whether any cleaning, construction or landscaping work happened nearby recently
