Standard clear tempered glass shows prints like any glass surface but wipes clean with a microfiber cloth and standard glass cleaner. For high-traffic areas, low-iron glass and easy-clean coatings reduce visible marks.

In most cases yes. We inspect the existing substrate — concrete, engineered lumber, or steel — and confirm it can carry the required load. If reinforcement is needed we'll flag it before we quote the glass.

Depending on the system, individual panels can be up to about 10 feet wide and 10 feet tall, and multi-panel stacking walls can span 30+ feet total. Larger openings use multi-track or pocket configurations.

Top-hung sliders carry all weight from an overhead track — smoother operation, no floor track. Bottom-rolling systems carry load on a floor track — heavier capacity, useful where overhead structure isn't available. Both are engineered to the panel weight and opening size.

In most condominiums and multifamily buildings, yes. We provide the drawings, product specs, and photos your HOA board needs to review and approve. In some jurisdictions a building permit is also required.

Building code classification varies, so it doesn't always add to legal living area, but functionally it extends usable, weather-protected space by 3 seasons or more — which is why owners often use the balcony year-round after glazing.

Panels are tempered safety glass set into an aluminum head and sill track with perimeter gaskets. Water is drained to the exterior. Systems are engineered for wind loads at the specific building height and exposure.

Standard retractable balcony systems are single-glazed and are considered a semi-conditioned enclosure. If a fully insulated, heated 'sunroom' is required, we can quote insulated glazing instead.

Use a soft microfiber cloth with a mild, ammonia-free glass cleaner or a solution of water and a few drops of dish soap. Squeegee after showers to prevent hard-water buildup. Avoid abrasive pads and scouring powders.

For light buildup, a 50/50 white vinegar and water solution applied for 5 minutes then wiped clean works well. For heavier deposits, use a dedicated hard-water remover formulated for glass. Never use metal blades on coated glass.

Very little. High-quality hardware is designed for long service intervals. Wipe pivot points clean, avoid using door panels as handles, and contact us if you notice drift, dragging, or unusual sound — a 10-minute adjustment usually resolves it.

Gasket life depends on the product, the water exposure and cleaning routine, so it is best confirmed against the manufacturer's data for the system installed. Gaskets are generally inexpensive and replaceable without disturbing the glass.

Inspection and adjustment visits can be arranged on request and are quoted as a separate scope. They are not included automatically with a project.

Any coverage that applies to installation workmanship is set out in your project agreement. Ask us before you sign and we will confirm exactly what is included for your scope of work.

Glass and hardware coverage is set by the manufacturer of the specific product selected, and it differs by product line. Gloria Glass does not issue its own warranty. Ask us for the manufacturer documentation applicable to your specification before you order.

Whether defect-related breakage is covered depends on the manufacturer's own terms for that product. Breakage caused by impact, thermal shock from applied decals, or damage by third parties is generally excluded. Replacement panels can be arranged on a normal service basis.

Common exclusions include the use of abrasive cleaners, applied films or decals not approved by the manufacturer, modification of hardware by others, and structural changes to the anchoring substrate after installation.

Crew size is set by the scope. A single enclosure is typically a two-person task, while larger sliding walls, tall railings and commercial work need additional installers and, where the panel weight requires it, lifting equipment.

You need to be present at the start for a quick walkthrough of the scope, and at the end for the final walkthrough and sign-off. You don't need to be present for the hours in between.

No. Anchor points are pre-planned during measurement. We use vacuum-assisted drilling, protect surrounding finishes, and clean thoroughly before we leave. If any wall repair is needed, we handle small touch-ups on the spot.

It's rare because we double-check every measurement, but if a piece needs adjustment the panel is re-fabricated and the fitting is rescheduled. How that is handled commercially is set out in your project agreement.
