Why developers often prefer window wall
Window wall breaks a very large envelope scope into repeated, floor-sized packages. The units are smaller, they can often be handled without major hoisting equipment, and the erection follows the structure up the building rather than waiting for it to top out. On the right project that saves programme time and simplifies the site.
The trade-off appears at the slab edge. Because each floor's glazing terminates at the structure, the slab edge has to be detailed, sealed, insulated and often clad. Where curtain wall passes over that junction, window wall has to resolve it on every floor.
Balconies and the interface that decides the detail
Most window-wall buildings have balconies, and most balcony conditions are where the envelope detail gets difficult. The door threshold, the deck drainage, the waterproofing membrane, the slab-edge insulation and the glazing all meet in a small area, and each is owned by a different trade. The detail has to be drawn and agreed early; discovering it during construction is expensive.
Choosing between window wall and curtain wall
Neither system is generally better. Building height, structural type, balcony strategy, thermal expectations, programme and installer capability all push the decision. If the elevation must read as an unbroken plane of glass, curtain wall is usually the answer. If the building is repetitive floor by floor and the slab edges are already part of the architecture, window wall is often the more economical route.
