How the window families differ in practice
Window systems are usually described first by operation and second by frame construction. Operation decides how the opening behaves for the person using it: a fixed lite maximises glass and eliminates hardware, a casement swings outward on side hinges, an awning hinges at the head and sheds water while open, and a tilt-and-turn does two jobs from one handle. Frame construction decides how the opening behaves thermally and structurally, which is where the distinction between insulated and non-insulated families matters.
Most conditioned residential work leans on insulated framing because interior comfort and condensation behaviour are ongoing concerns rather than occasional ones. Non-insulated framing remains appropriate in specific applications — unconditioned spaces, interior openings, certain commercial conditions — but its suitability is application-specific and is assessed opening by opening rather than assumed.
Combination frames and why they change the schedule
Large openings are frequently built as combination units: a fixed centre lite flanked by operable vents, or a stack of fixed lites over an operable band. Combinations reduce the number of separate frames set into the wall and give a cleaner elevation, but they raise questions a schedule has to answer — where the mullions land, how the unit is delivered, whether it can be carried through the building, and what it weighs when glazed.
It is common for a combination unit that reads beautifully in elevation to be impossible to deliver into a finished stairwell. Identifying that early is far cheaper than discovering it on delivery day, which is why access and route are part of the estimating conversation rather than a logistics afterthought.
Replacement versus new construction
In new construction the frame usually drives the opening: the architect selects a system, the schedule is issued, and the framer builds to it. In replacement work the opening drives the frame, and the available dimension after removing the existing unit is rarely the dimension on the original drawing. Both routes are workable; they simply need different information at different times.
For replacement projects we ask what the existing units are, how they are attached, what condition the surrounding wall is in, and whether the interior and exterior finishes will be disturbed. Those answers change the scope more than the window selection does.

- Rough opening width and height for every opening, and how those dimensions were taken
- Operation for each opening: fixed, casement, awning, tilt-and-turn or combination

- Project address, floor level and access conditions for delivery

Supply only or coordinated installation
Windows can be quoted as supply only to a builder or glazing contractor who is setting them, or as a supplied package with installation coordinated as part of the project scope. The two routes carry different responsibilities for opening preparation, flashing, sealing and interior finishing, so the split is agreed in writing before a quote is issued rather than assumed afterwards.
Glazing, hardware and finish coordination
- Glazing makeup is selected per opening rather than applied uniformly across the house — orientation, size and interior use all change the answer.
- Hardware finish, handle style and locking arrangement are confirmed alongside the frame finish so the visible ironmongery matches the design.
- Frame finish, colour reference and whether interior and exterior differ are recorded at the same time as the schedule.
- Screen requirements, restrictors and any egress-related operation are identified per opening, not at the end.
- Perimeter detailing — flashing, air and water sealing, and the interface with the wall assembly — is coordinated with whoever owns that scope.
